Certainly! I can take over at any point in the file. I’ll review the specifics of the transaction and discuss how we’ll move forward. This happens when agents bring me on board in the middle of transactions.

On Listings, I’ll need it submitted at least 48 hours before the LIVE date needed (photos included). On Contract to Close, I need it submitted as soon as there is an executed date on the new contract. On offer prep, I have a 4 business-hour turnaround time once submitted.

I’m fully licensed in Florida, so I can offer this service and perform all of the activities any licensed agent can. I do not prepare initial contracts as part of my TC package, but it’s available as an add on. The fee is $50 for an offer or listing agreement with the terms of the contract provided by the agent. I can generally turn them over within an hour but please check with me for availability. The fee is due upfront and regardless of whether or not the contract is executed. 

Every agent’s needs are unique and no two deals are the same. If you are interested in a service not offered in one of my packages, just ask and I’ll try to accommodate your specific needs. 

As the real estate agent, your role is still extremely vital after going under contract. Any contract negotiations, addenda approval, advising your client, attending inspections/walk-throughs, reviewing settlement statements/disbursement authorizations, and jumping in to help resolve issues (when needed), will still be required of you.

I work best and save you the most time if I’m able to remain in contact with your client directly. However I’m happy to funnel communication through you if that’s what you prefer. I will provide key updates, keep you in the loop and copy you on all correspondence with your clients.

Before we begin working together we’ll discuss your communication preferences. I’ll send weekly update emails letting you know the status of your files and what items are outstanding.

I’ll email you an invoice the day of closing. Payment is due within 5 days and there are several ways to make your payments, via check, Zelle or Venmo. If you prefer and your brokerage allows, I can have the fee added to the HUD or via a DA and I would get paid at closing.

My hours are 9-5pm Monday-Friday and 9:00-1:00 on Saturdays. You can expect a response from me promptly during these times and the next business day if you contact me after hours. I understand that real estate is an all hours business and I sometimes make exceptions for truly urgent matters (ex: a repair addendum needs signatures and the inspection period ends today).

If the transaction does not close, a Fee will be charged at $50 per hour for the services rendered portion of work that has been completed. Additionally, if you would like the Release and Cancelation documentation handled as well as closing the file in your Broker Back Office, there is a $50 compliance fee.
